Why Does My Price Say "Or Less"?
Last updated October 3, 2026
Your price says "or less" because it's the most you'll pay as long as the group stays the same size or grows.
What the figure includes
It's a total, not a starting rate: the work, New York sales tax and the card fee.
Why it can settle lower
A pro prices a full day of work. Filling your pro's day is the best rate this building can get — and everyone on it pays the same. Your booking shows that full-visit price too, as "A full visit is $… an apartment, all in", so you can see both ends.
If neighbors have said they're interested but haven't signed up, you may also see a line like "Likely $… or less — if the 12 apartments interested so far all join." It's the same kind of figure, worked out as if they all sign up.
When it can end up higher
The figure is priced on the apartments signed up so far. If an apartment drops out or is taken off the booking before your pro confirms, the price is recalculated for everyone, and it can end up higher than the figure you saw.
Before anyone has signed up, the figure is priced so it holds however many apartments join.
What you're finally charged
Your card is charged when your pro confirms the booking, at the rate set by the apartments on it at that point. Everyone on the booking pays that same rate.
